Where it is
The area runs east from Marbella town for roughly fifteen kilometres to Cabopino, where Marbella municipality meets Mijas. The A-7 runs through it the whole way, with the residential areas spread on both sides of the road and up the lower slopes behind.
It is not one place. Río Real, Los Monteros and Bahía de Marbella sit closest to town; Santa Clara, El Rosario and Real de Zaragoza in the middle; Elviria, Las Chapas, Artola and Cabopino at the eastern end. The differences between them matter more than the label they are sold under.
How it came to be
Development moved east later and more loosely than it did west. Where the Golden Mile was built around hotels, the eastern side grew as separate urbanisations around golf courses and beaches, each laid out on its own and each with its own community and rules. That is why the area has no single centre and why its character changes every couple of kilometres.
The eastern end includes the Dunas de Artola o Cabopino Natural Monument, declared in 2003. It covers 19.27 hectares of mobile and fossil dunes in a heavily developed coastal setting, and includes the Torre de los Ladrones, a listed defensive tower. Cabopino marina sits beside the protected area. The dunes are a distinctive protected stretch of coast, though the surrounding area is developed.
What you will find there
Beachside: villas and apartments in Los Monteros and Bahía de Marbella, beach bungalows and low-rise communities in Las Chapas, and apartments and penthouses around Cabopino marina. The frontline beach stock here is some of the most expensive in the municipality.
Golf and inland: frontline golf villas in Santa Clara, apartments at Río Real, and family villas on generous plots in El Rosario and Elviria. Gated communities with their own security and clubhouse are common, Santa Clara among them.
Elviria is the most complete year-round residential area at the eastern end, with the shops, schools and services that the purely residential urbanisations lack. Across the whole area, prices are lower than the equivalent west of Marbella town, which is the main reason buyers who start on the Golden Mile often finish here.
Who it suits
Families, strongly. Space per euro is better than anywhere west of town, several international schools are inside the area, the beaches are wider and quieter, and the urbanisations are built around gardens and pools rather than nightlife. It also suits golfers, and buyers who want a frontline beach property without Puerto Banús prices.
It suits less well anyone who wants to walk to restaurants and bars most evenings, or who needs to be in Marbella town or Puerto Banús daily in summer. The eastern end is genuinely car-dependent and the coast road is slow in July and August.
Practicalities
Málaga airport is about 30 to 35 minutes from the eastern end, which is the shortest airport run on the corridor and matters more than buyers expect. The AP-7 toll road is the reliable route in summer; the A-7 is not.
Check which side of the A-7 a property sits on and how it crosses the road, because a beachside address and a short walk to the beach are not the same thing here. Also check the community: these urbanisations differ widely in fees, security, upkeep and how many homes are let out in summer.
Choosing an estate agent in East Marbella
5 of the 19 agencies in our directory that list East Marbella as an area they serve actually have an office there. That matters more than the coverage claim: An agent who works the eastern side will know which urbanisations are lived in year round and which empty out in October, which communities have a well-run owners' association, and how long the drive to town really takes in August. Between them, the locally based agencies work in Dutch, English, Finnish, French, German, Italian, Norwegian, Russian, Spanish, Swedish.
Questions worth asking any of them: how many of their current listings are in East Marbella itself, whether they act for the seller on those, and how they are paid. Nothing on this page is influenced by who has claimed a profile or paid for anything.
